This project to completely renovate FM Global’s former headquarters, known as Northwoods, was comprised of the renovation of a poured-in-place concrete column/girder structure built in 1971. For the core and shell portion, the 338,600 sf building was taken back to the structural skeleton and features a completely new curtainwall system, multiple additions and infills, MEP/FP systems, new entrances, bathroom cores, elevators and cafeteria/server. Tenant fit-out’s encompass highly efficient office space, a full service cafeteria with access to outdoor dining, showers, locker room and exercise facility. Additionally, the landscaped campus includes a walking path around the existing pond, new plantings, site lighting, and surface parking for up to 1,300 vehicles.
The project obtained LEED Gold Certification.
